Water Valley proudly remains a traditional hometown with quiet streets, established neighborhoods, and quaint homes. Neighborhoods are packed with children at play and grounded citizens who not only know their neighbors but also respectfully look after them.To be sure, Water Valley is a great place to put down roots. Within the city limits to the outskirts of the county, residential options here are diverse enough to meet the needs of all area residents- from the young to the young-at-heart.

Bedroom Community

Water Valley serves as an ideal bedroom community for such regional cities as Oxford, Batesville, and Grenada. Because the cost of living here remains significantly lower than in these rapidly developing locales, Valley residents are afforded the best of both worlds- a comfortable, tranquil lifestyle enhanced by the proximity of regional resources. In addition to the various goods and services available locally, there is a wealth of retail and recreational amenities, cultural pursuits, higher education endeavors, and advanced career opportunities located here or only 20 minutes away from virtually any point in the Water Valley area.

Downtown Living

Water Valley’s downtown area consists of primarily older homes. City streets are established, lined with sidewalks, and dotted with mature cedar, magnolia, and fruit trees. Neighborhood lots are sizeable, providing ample space for private gardens or play space.

A number of stately homes that harken back to the glorious railroad days of the late 1800s have been refurbished, made grander by the rich history that envelops them. New housing starts are limited, however, as the area is fairly saturated with existing homes. Home sizes and styles vary considerably in and around downtown, providing diverse options- everything from starter homes to charming cottages to attractive estates.

County Retreats

Outside the city limits, rolling hills melt into fertile pasture. Rich, wooded areas are teaming with natural beauty and wildlife and farms, large and small, dot the landscape. Housing options in rural areas vary - from newly established, out-of-the-way subdivisions of traditional brick homes to completely secluded properties with serene log cabins and farmhouse.

In the scenic areas surrounding Enid Lake, resort homes mingle with weekend hideaways amidst secluded coves or atop breathtaking bluffs.

New housing thrives throughout the county, as attractive acreage is available for sale that is easily accessible to both the city of Water Valley and neighboring cities of Oxford, Batesville, or Grenada.

Housing Costs

Prices for housing vary, depending on location, square footage, and other features. The average cost of a three-bedroom, two-bath, high-quality house in the Water Valley area is between $80,000 and $100,000- a cost that considerably lower than comparable options throughout the region. Single-family homes make up 70% of the market, with apartments and other rental options accounting for nearly all the rest. Quality two- and three-bedroom apartments and other rental options start around $600 per month.
